For us, selling a property is firstly about our relationship with the vendor and helping them to get their home ready for the photographer so our marketing can be successful.
More often than not the most critical work in selling a property often happens before a camera even leaves its bag. We don’t just take your listing, send a photographer round and pop your home on a portal hoping for the best as people scroll through house after house.
When you’ve lived in your home for years, it’s very easy to become ‘house blind’. You stop seeing the stack of shoes by the door, the slightly tired grouting in the en-suite, or the boxes piled on top of the wardrobe, after all this is a home not a show home….until it isn’t. We work with our vendors to make sure every photo on the portals is a scroll stopper for the right buyer; the tiniest change to a room can be the difference between clicking ‘enquire’ or swiping to the next listing.
The Estate & Agent Difference
Our approach isn't about asking you to spend thousands on a full renovation. Quite the opposite. We find that the most impactful changes are often the cheapest. It’s about staging for aspirational photography that will connect with buyers. Even before the photographer steps into a property we spend time with the vendor seeing their home as a potential buyer might do. It’s amazing how small changes can make a huge difference to the number of potential buyers we can attract.
A fresh pair of eyes can be a real bonus; we walk through your home room by room with you, offering easy to action advice. Sometimes, it’s as simple as clearing the tops of wardrobes or tidying away the dog bowls and phone chargers. These small acts of decluttering create a sense of space and flow that translates beautifully into professional photography.
Saving you time and money
Vendors often feel a mounting pressure to redecorate entirely before selling. We’re here to offer a professional perspective on how much this will affect your selling prospects. Does the whole hallway need a rethink, or would a lick of paint on the skirting boards and a quick regrout in the bathroom make just as much difference? Our goal is to save you money on unnecessary works and give you advice on the smaller touches that we know buyers love to see.
For the bits you can’t or don't want to do yourself, we’ve spent years building relationships with reliable local contractors, handymen, decorators and cleaners who can step in and take the pressure off.
The Finishing touches
Once those small improvements are done, we like to pop back before the photographer arrives to advise on final staging and presentation. Our photographers all have years of experience in the property market and we want them to be able to take a great selection of photos that we can then choose the absolute best from for our marketing and listings. If needed, we can be there on the day to assist the vendor in moving things around, plumping cushions, or finding the best angle for the natural light so each room is looking its best for the camera lens.
It’s this extra mile that ensures your home doesn't just sit on the portals, but truly stands out.
Quick tips that make photos pop
Clear the flat surfaces
Kitchen islands, dining tables and coffee tables should be cleared of clutter. A vase of flowers or oversized artbook looks aspirational
The hotel bathroom rule
Hide all your daily essentials and replace with a set of fresh towels and a diffuser.
The welcome test
Is your porch and path clean? Remove bins and leaves from your front garden.
Lighting
Open curtains and blinds for lots of natural light. If you have a corner that feels dark, turn on a lamp for soft lighting.
Hide essentials
Put away pet bowls, piles of magazines and jumbles of phone chargers. Clear your draining board and put clothes away.
